A direct request does not charge your card. We confirm availability, total price, and fit before sending payment next steps.
Request to book
Submitting a request starts a host review. It does not guarantee the dates, create a confirmed reservation, or charge a card. A stay is confirmed only after we approve the request and the required payment step is complete.
Payment

Cancellation
Full refund up to 14 days before check-in. Partial refund inside 14 days; exact terms are confirmed before payment.
Refundable security deposit
$500 refundable security deposit for direct bookings, released within 48 hours after checkout if there is no damage or extra cleaning.
Pets
Maximum 2 small dogs, 25 lbs each, with a $150 pet fee per stay. No cats or other animals without prior written approval. Service animals are handled under applicable law.
House rules and safety
Check-in 3 PM, checkout 10 AM. No smoking, events, or canal swimming. Children and pets must be supervised near the water, pool, dock, lifts, stairs, elevator, and balconies.
The home has stairs, balconies, an elevator, water, dock/lift equipment, and a pool area. Guests are responsible for supervising children, pets, and anyone who may need mobility support.
Occupancy and events
The standard maximum occupancy is 11 guests unless we approve a different arrangement in writing. Parties, events, visitors, and gatherings require written approval before booking.
