How 11 people actually fit
Five bedrooms, four full baths, and two kitchens
The house has five bedrooms spread across three levels. The king primary suite is on the main floor with its own bath, two vanities, a walk-in shower and a soaking tub. The third floor has two queen bedrooms, each with a walk-in-shower bath, plus a bunk room with a queen and a twin. The fifth bedroom is on the ground floor next to the game floor. There are four full baths and one half bath, so the morning rush works without bottlenecks.
Two kitchens mean two cooks can work at once. The main kitchen is on the main floor with full-size appliances, a dishwasher, and counter space for plating. The bar kitchen on the ground floor has an ice maker, a microwave, an air fryer, and a dishwasher, which is ideal for breakfast service or keeping drinks cold during game night.
The elevator fits two people, which makes it easy for grandparents to move between floors without carrying groceries up stairs. Quiet hours run from 10 PM to 8 AM, so the early risers can use the kitchen while the late-night gamers keep the noise contained on the game floor.

The game floor is the heart of the house. It has a full-size pool table, ping pong, air hockey, and darts. Arcade cabinets include Pac-Man, NBA Jam, Big Buck Hunter, Golden Tee, and Fast & Furious. A four-TV jumbotron wall lets everyone watch the game at once. The house has twelve TVs in total, so there is always a screen available.
Outdoors, the private floating dock has a boat lift guests may use with prior host approval. The heated dip pool is about 10 by 10 feet and three feet deep, with in-pool bar seats and a covered patio next to it. It is a plunge pool, not a lap pool or a hot tub. The tiki bar and gas fire pit keep evenings going, and the putting green and cornhole set up on the lawn for casual competition. An outdoor shower and wraparound porch with canal-view balconies round out the space. There is also dog-friendly turf for the pets.
Board games are kept on the main-floor desk for rainy afternoons. The owner's personal watercraft and its lift are strictly off-limits, but the canal dock is yours to use. Boats 27 feet and smaller are recommended, and you should check the tides because the canal is shallow near low tide and in the winter months.

Getting the group around Crystal River
For boat rentals, Plantation Marina is five minutes away. Twin Rivers Marina is the closest powerboat rental, and Crystal River Watersports is downtown. Pete's Pier has the deepest water if you need a launch point. Hunter Springs Park and its kayak launch are five minutes away, and the Three Sisters Springs boardwalk is seven minutes away.
Downtown Crystal River is six minutes by car, and Publix is also six minutes away. Fort Island Gulf Beach is 20 minutes for a full beach day. The Fort Island Trail public ramp is shallow at low tide, so check the tide chart before launching.
For airports, Tampa is one hour 30 minutes and Orlando is two hours. Most groups fly into one of those and drive up. If you are planning a multi-generational trip, the house layout and elevator make it easy for everyone to find their own space.
